Purpose:
To stabilize and revitalize the community by increasing homeownership, eliminating blight and supporting business development.
Strategies:
Increase home ownership by offering a variety of moderately priced and market-rate housing choices to a diverse population through:
- Rehabilitation of existing homes
- New construction
Adhere to energy efficient and environmentally conscientious building practices by:
- Building healthy living environments
- Employing high-performance energy-efficient standards
- Recycling building materials
- Demolishing hazardous properties
Work with local and state government to adopt polices that protect homeowners
Alleviate blight and abate nuisance properties by:
- Leveraging resources, and collaborating with City departments and local groups towards creation of new ordinances and enforcement of existing initiatives
Preserve the historic character of Northside by:
- Respecting the comprehensive zoning guide lines expressed in the Northside Land Use Plan
- Coordinating new structures to complement surrounding historic architecture
- Working with City departments and local organizations towards preservation and rehabilitation of historic buildings in the main business district
Support business development by:
- Working with City departments, developers and local organizations on revitalization and development plans for the main business district and business corridors
Accomplishments
Through redevelopment activities CNCURC has been able to provide a variety of moderately-priced and market-rate, energy-efficient housing choices to a diverse population and improve residents' quality of life. CNCURC's sustainable and environmentally conscientious building practices contribute to less energy consumption and the organization’s focus on the Fergus Street Homeownership Project has led to a significant reduction in crime. Both have led to increased numbers of homes purchased and rehabilitated by home buyers interested in making Northside their place of residence.
CNCURC's current projects include restoration of a 1870s historic farmhouse located on Chase Avenue and development of two new LEED certified homes. Some of our development accomplishments include:
- Construction of the first two Silver LEED Certified single-family homes built in Cincinnati.
- Green renovation and sale of five historic single-family units.
- Rehabilitation and conversion of one historic mixed-use building into three green condo units.
- Renovation of two green affordable single-family units designed for persons with disabilities.
Other green improvements sponsored by CNCURC include funding:
- Sidewalk cuts for the addition of 52 street trees.
- Purchase of 65 recycled pickle barrels converted into rain barrels sold to low-income residents at a reduced price.
- Stipends and activities for at-risk teens participating in a two year summer job training program.
- Use of vacant CNCURC-owned land to raise vegetables for Northside's Food Pantry.
CNCURC is a non-profit, 501 (c) 3 development corporation.
